I never buy properties I do not see and recommend you do not do it. Work with simple straight forward deals you can handle and grow your real estate investing business as time goes.
One more thing about focus - as you target your market, target the type of properties, such as wholesale deals, rentals, lease to own, subject-tos, etc. You can easily focus on neighborhoods and price range for best results.
Also target your marketing method whether you do it online or offline. In both cases, you must have a real estate investing website that runs your business, increases credibility and tells your story for you.
